How to view a property and what to expect

Showing Process
We are thrilled you are considering one of our homes! Once you find a property you like, please schedule a self-showing online through our website: www.dshomerentals.com. You will be asked to upload a copy of your driver’s license and provide a credit card for identity verification only—your card will not be charged. This step protects our leasing team and ensures we verify the identity of all attendees. If you are having trouble with this process, please call us at 501-499-9070. We can guide you through the process or, in some cases, generate a one-time code for you.

If you decide to apply, please have the following ready:
- Application Fee: We charge a $65 non-refundable application fee per adult applicant.
- Most recent pay stubs (and either a pay stub from 6 months ago or prior year W-2)
- Proof of rental history (ideally a rental ledger or proof of payments for the past 12 months)
- Proof you are in good standing with utility companies (current bills showing no delinquent balance)
- State ID, driver’s license, or passport
- Social Security card or tax identification number
- Proof of 30-day notice (for housing tenants, if applicable)


What We Look For:
- At least 12 months of positive rental history, unless you recently sold your home or completed military duty
- Verifiable household income of 3x the rent rate of the prospective property
- Stable income history for at least 12 months
- No eviction filings in the past 5 years
- No unpaid rental collections or judgments
- No open bankruptcies (and no more than one bankruptcy in the past 5 years)
- Ability to have all utilities turned on in your name before move-in
Credit & Background
There is no minimum credit score required—every application is considered individually. Applications may be denied for:
- Rental property judgments
- Utility collections
- Repossessions
- Bad checks
- Open or recent bankruptcy
Background reports are also reviewed. Applications may be denied for recent activity involving assault, violence, theft, or drug-related offenses. Felony convictions are reviewed by our Review Board, and additional documentation or an in-person interview may be required.

Pets, Service & Support Animals
Most small to medium size dogs and cats are welcome at our homes (any city or state restrictions on animals will apply). There is a pet rent of $50 per pet due monthly with rent. Verified service and support animals are not subject to pet fees or pet rent (documentation MUST be provided prior to deposit; otherwise, pet rent will apply). Unauthorized animals may result in eviction, and tenants are responsible for damages caused. If you have any questions about pets or qualifications, please give us a call at 501-499-9070.

If your application is approved and you decide to lease, the following will be required before move-in:
- $1,000.00 Non-refundable Fee (must be paid through tenant portal or certified funds. No partial payments or arrangements will be accepted on this fee). NON-REFUNDABLE FEE AND PET RENT (if applicable) IS ALL YOU NEED TO MOVE IN! Rent will be due on the 1st of the following month.
- Non-refundable fee of $1,000 will be applied to cleaning and turnover for ALL properties regardless of rent rate.
- Non-refundable fee must be placed within 48 hours of approval or we will move on to the next applicant.
- All utilities must be transferred to the resident's name by the move-in date.
